Pag-IBIG has lower interest rates (around 6.5%) and longer payment terms (up to 30 years), but approval takes time. Bank loans are faster but rates can be higher (6%–9%) with shorter terms. If you qualify for Pag-IBIG, it’s more affordable long-term. For speed, a bank loan is more practical.
