Asking for my friend again, my expat friend wants to live near the beach in the Philippines, preferably Palawan or Siargao. I know land ownership is restricted, but are there legal ways for foreigners to buy or invest in beachfront property?

Foreigners cannot own land in the Philippines, including beachfront. However, there are legal options:

  • Long-Term Lease: Up to 50 years, renewable for 25.
  • Condo Ownership: Allowed if within a mixed-use development (like El Nido or Coron condos).
  • Joint Ownership: Legal if your Filipino spouse owns the land; the title stays under their name.

Avoid “foreigner-friendly titles” or “name lending” deals—they’re illegal and void.

For stable investments, look into condo developments in Coron, El Nido, or Siargao’s General Luna.

Foreigners cannot buy beachfront property in Palawan or Siargao — especially land — because land ownership is restricted for foreigners in the Philippines.

Hindi puwedeng bumili ng beachfront property sa Palawan o Siargao ang foreigners — lalo na yung lupa — dahil restricted ang land ownership para sa mga dayuhan sa Pilipinas.
