How do you handle rent increases without losing tenants?

I’ve had the same tenant for 3 years, but costs are rising. How do you raise rent fairly without pushing them to leave?

Be transparent explain the reason (maintenance or inflation). Give notice at least 2–3 months ahead, and offer small perks like repainting or repairs to soften the increase.

You can base the increase on current market rates so it feels fair. Give your tenant a proper heads-up, and maybe offer flexible terms like gradual increases. Keeping communication open usually helps them stay.

Like 1–2 months before. Para may time sila mag-adjust or mag-decide. Wag rin sobrang taas increase, konting dagdag lang para di rin mabigla. Basta explain mo maayos, most tenants gets it naman if reasonable.

😊 I usually give tenants a heads-up early para may time silang mag-adjust, hindi yung biglaan. 🏠 Then I explain the reason clearly  like maintenance costs or property improvements  para they see it’s fair. 💬 Lastly, I try to negotiate or offer small perks (like free parking or minor repairs) para win-win pa rin kami.
