Can foreigners buy farmland or build vacation homes in Batangas or Tagaytay?

I’ve seen nice properties in Batangas and Tagaytay. I’d like to build a small vacation home or farm there. What are the rules for foreigners?

You can’t directly own farmland or house-and-lot property, but you can:

  • Buy a condo (rare in rural zones).
  • Lease land for 50 years, renewable for 25.
  • Form a domestic corporation (must have 60% Filipino ownership).

Tagaytay has more condo options for foreigners; Batangas mostly involves land. If you plan to lease, register the contract with the Land Registration Authority. Keep everything documented—many “foreigner-friendly” land sales are legally risky.
